The US Virgin Islands is made up of three main islands: St. Thomas, St. John, and St. Croix. All three islands are unique in their own way. St. Thomas is known for its cruise ship passengers, shopping, and night-life. St. John is made up of almost 75% national park and features some of the most beautiful beaches in the world. St. Croix is the largest of the three islands and offers two different towns, three golf courses, and the largest oil refinery in the Western Hemisphere.

Before I tell you about the services we offer, I want to introduce myself. My name is Nick Vanassche and I relocated here from the states. My degree is in business with an emphasis in marketing. Before moving here I specialized in investment property and taught classes on internet marketing. I found that the USVI has more opportunities than I know what to do with and I absolutely love it here. 

Now that we have introductions out of the way, I want to share with you your options.

1. St. Thomas is bustling. This island offers Charlotte Amalie, Red Hook, Magen’s Bay and much more. I like to think of this as the ‘busy’ island. We have an average of 4 cruise ships per day during season and an estimated 100,000 extra people on island at any given time throughout the year. We are 20 minutes from San Juan, Puerto Rico and 3 hours from Miami. This island has movie theatres, Home Depot, 5 Subway Restaurants, and tons of shopping. In addition we also have YACHT HAVEN GRANDE, the island premier shopping and global yachting destination. Due to our high amount of traffic from Cruise Ships and Airlines we are a hot spot. Our real estate prices are lower than St. John and higher than St. Croix. If you love to sail, snorkel, or go to the BVI, then your dollar will take you the farthest here. Due to our location and amenities many EDC Tax Benefit companies decide to call St. Thomas “home”.

2. St. Croix is up and coming. This island offers Christiansted, Fredriksted, Shoys, and three different golf courses. St. Croix is the largest island and also the best priced island. Cruise ships have just recently started returning here and investments are beginning to pick-up. I don’t care what you have read about St. Croix in the past. St. Croix hands down offers the best bang for your buck. Oceanfront homes on the North Shore are starting around $900,000. That doesn’t even get you a complete fixer on St. Thomas. As taxes rise on the US mainland, our EDC program here will pick up substantially: especially for those internet based companies that need fiber internet. 

3. St. John is truly paradise. Cruz Bay is the main town with shopping and beachfront dining. This island has two main hotels and a dozen bed and breakfast style places to stay. Peter Bay on St. John is the “malibu, california” of the Virgin Islands. Home prices range from $3 million to $32 million. St. John is far more expansive than the other three islands however offers some of the most beautiful beaches in the world: Cinnamon Bay, Trunk Bay, Maho Bay, and much more. Coral Bay is on the other side of the island and the main real estate area that surrounds Coral Bay is Carolina. The St. John market is hurting this year, but if you have the money to spend some great deals can be found!

I found that everyone who decides to purchase here has a different reason: long term investment, vacation home, tax benefits, island life, and more.
