Its been 14 months since we first put together this website. Since then we've had over 50,000 unique visitors and are now averaging a solid 6000 visitors per month. While we are very proud of our milestones it is time to go to the next step:

The first set of new information to be rolled out will be our condo complex pages, followed by area reports. In addition I am now offering full service buyer representation on homes in St. Croix. I have teamed up with a top producing agent to show you all homes for sale on St. Croix.

Our first edition of homesvi has now been released. A website will follow in the next two months. In addition we are working on overhauling two other websites. 

As our operations here at Sea Glass Properties grow, we will continue to bring you the top tools available.

If you haven’t heard already, the Virgin Islands real estate market is starting to show signs that the market is turning around. 

In order to stay ahead of the market I want to let you know what the market is doing and what we are doing here at Sea Glass Properties to make sure you have all of the tools you need to buy, sell, or rent a home. 

1. July and August saw 12.6% and 21.1% increases in year over year sales.

3. Sea Glass Properties has increased our local market share from 4% in 2008 to 13% in 2009. Our aggressive growth strategies and marketing will only further our market share.

5. If you are in the market for a condo, now is the time to buy. Prices are down and sales are picking up quickly. 

6. Home prices are leveling off, and in some cases are raising prices.

DIRECTV in the Virgin Islands

After returning from vacation in the states I realized that watching TV in the evenings before bed is a great way to unwind from the day. So upon my return to St. Thomas I decided to do some research. Since Choice Communications no longer offers television services, my two options were between Dish Network and DIRECTV. After reading many blogs and forums from around the Virgin Islands I decided to go with DIRECTV.

Here is the feedback from the service I received:

When choosing which package I wanted - I had 3 choices with an option to add the NFL TICKET and a variety of movie channels. I chose the $36.99 per month deal w/ NFL ticket.

One thing to note is that they do require a two year contract. However, for the monthly price this is still worth it. I found that Dish Network charges between $500 and $600 for installation; to me this is far more than I would pay if I needed to cancel my agreement with DIRECTV.

Ordering service - very easy. Their sales representative came into our office at Sea Glass Properties to have us fill out a credit check. They returned to have us fill out an application. This was on Friday. Service was hooked up on Tuesday.

Installation:  FREE! That's right. No hidden charges. I met the installation guy at Sea Glass Properties. He came out to our house, wired two boxes to two different rooms, and worked quickly. The installation guy was very nice and did a professional job. 

Downside - I have a 42 LCD and until they get HD it isn't the best quality. I had to get a S-Video cord ($20), which made a difference. As for quality on the standard television, it looks great. The other downside is that I have to wait 4 weeks to get HD :(

Overall Experience - If you are considering getting Satellite Television here in the Virgin Islands I highly recommend you take a look at DIRECTV.

We have had a great year here at Sea Glass Properties and we are now gearing up for season here on St. Thomas and St. John. Before I tell you about all of our upcoming events and tools, let me share with you a few of our accomplishments this year.

Virgin Islands Daily News - we have set up a weekly program for the Island Trader in which we publish a 6 X 6 inch advertisement. This ad is republished each week in the Daily News. In addition to that we are one of the top online advertisers on www.virginislandsdailynews.com.

Real Estate Book - each month we had a two page spread in addition to the front cover page every other month.

www.SeaGlassProperties.com - Our website was revamped to offer more tools and an easier userface.

New Agents - Keith Snell joined our team from Coldwell Banker and will be offering property management.

Grande Bay Resort - We landed the exclusive rights to sell the remaining units at Grande Bay on St. John.

Sales - Our office has sold over $10 million for 2009 and hopes to finish the year about $15 million.

Moving Forward:

Real Estate Guide - we have decided to publish our own real estate book. We have over 4000 books which will feature our affiliates as well. Our goal is to distribute these books throughout the island and hopefully on St. John and St. Croix as well.

www.rockcityrentals.com - currently working on building a rental website that will allow our customers to solely search available rentals.

www.homesvi.com - this website will be tied into our real estate guide book and will help us track where our leads are coming from.

Postcards - we are currently working on a mailing program that will help us land new listings.
